Wauwatosa WI Multi Tenant Retail DevelopmentRedmond turns vacant DSW store location into multi-tenant retail development.  After being vacant for 3 years, the owner turned to Redmond and our expertise, to turn the Wauwatosa, Wisconsin space into a development.

The tenant space was originally designed specifically for DSW with a large opening between the first and second floor, along with an escalator.  When the retailer relocated to a new location, it became difficult for the landlord to find a tenant large enough to use the two-story space. An additional challenge with the location is that it is connected to a Walgreens Pharmacy.  Walgreens has restrictions on the size and type of business that can be in the same strip mall building for competitive reasons.  Bringing in smaller tenants became the goal of the landlord.

To make the space more appealing and appropriate for a smaller tenant, Redmond was hired to redesign the space. By removing the escalator and infilling the floor opening, this allowed the space to be broken into smaller and more attractive tenant spaces.

While the buildout is still in progress, tenants are already seeking a placement in the development. Redmond specializes in facilities and their highest and best use.

United Federal Credit Union – Toscana Park

The Redmond Company has completed over 20 projects for United Federal Credit Union. The Toscana Park branch in Granger, Indiana will be a 2,600-square foot new, ground-up design-build project, that follows the UFCU branding features with teller pods and drive-up. The project is adjacent to the Heritage Square shopping complex and will have an exterior of stone, brick, and engineered wood siding.

Advanced Plating Equipment Platform

Advanced Plating Equipment Platform BeforeRedmond helps Advanced Plating, one of Milwaukee Wisconsin’s leading manufacturers, solve facility issue, saving them money, reducing their potential downtime, and increasing operational efficiency.

The plating process requires hot water and when Advanced Plating realized that when their boiler requires repair, production is impacted. Rather than committing resources to a new facility building to house additional boilers, Redmond was able to redesign the existing facility to house the boiler system. The second boiler now provides a redundant boiler system if one boiler is down and the facility can remain operational and profitable.

Jaguar Land Rover Hinsdale

Redmond has been selected as the Design/Build partner for the new Jaguar Land Rover dealership in Hinsdale, IL. The owner, J & L Hinsdale LLC, is expanding their brand from Land Rover to include Jaguar and purchased the property directly next to their current location to accommodate the expanding business and to update the facility to reflect the manufacturer’s standards. Working with local communities and being attentive to all stakeholders concerns is key on projects, and this project is no exception. A concern for the adjacent neighbors was the potential for additional noise with a larger dealership. Teaming closely with the owner, Redmond worked through the challenges of the local neighborhood meetings and designed into this project an attractive 8’ high stone wall and landscaping which will reduce noise and add an upgraded image that a fence would just not provide. The extensive neighborhood meetings did cause a three month project delay and the time needed to be made up. To accomplish this, Redmond split-up the bid package into two and timed the submission of the drawings for permit approval with the announcement of the local approvals. Once the Village of Hinsdale approves the project, construction of the dealership can begin within days. The dealership’s exterior will be comprised of aluminum composite panels with high-end finishes incorporated throughout, while the interior will include walnut wall panels and brushed aluminum accents. The structural frameless glazing will also offer a high-end finish and a view into the showroom.  The new 38,000 square foot Jaguar Land Rover dealership will be open for business in late 2019.

United Federal Credit Union – Bible Way Branch

The Redmond Company has completed over 20 projects for United Federal Credit Union. The Bible Way branch in Reno, Nevada will be an 8,000-square foot interior and exterior remodel with the design following the UFCU branding features. The project involves rebranding the current building’s exterior and interior, new remote drive-up, and teller pods.  Construction is scheduled for completion in summer 2019.

Riverside Automotive Group – Nissan, Honda, Toyota

Located in a shopping center strip mall, the owner of Riverside Automotive Group knew a new location was key to growing their business. Redmond was selected to assist the dealership with a new building on a property purchased down the road from their current site. The new corner property, along a major highway, gives high visibility to the three different brands of Riverside Auto: Honda, Nissan, and Toyota. Redmond’s services include the design/build of a new 36,000 square-foot facility and related site work on the 5-acre parcel. A challenge on this project was the time of year construction was scheduled to begin. Redmond solved this by separating the project design into two phases. The first design documents completed were for an early start package which included site work, concrete, masonry, and structural steel while the second package was the remainder of the building. This strategy expedited the start of the project and allowed Redmond to start the job two months earlier than the standard schedule. The two extra months gave Redmond time to get the building shell up before winter arrived, limiting the costs and difficulties of construction under winter conditions.

Johnson & Sons – Jeep, Dodge, RAM and Chrysler

Johnson & Sons was prepared to grow their business and with the goals of making the dealership more economical and efficient, they selected The Redmond Company as their design/build partner. Redmond designed and is building a new 9,100 square-foot service addition that will expand the service bays from 6 to 12. The project also includes a 1,600 square-foot renovation of the service reception and service advisors area. This two-phase project will complete the new addition in December 2018 and the remodel in February 2019.

Veridian Credit Union – Legacy Branch

Veridian Credit Union 144th & Center in Omaha, Nebraska exterior rendering Veridian Credit Union utilized the real estate consulting services in selecting the site on 170th & Center in Omaha, Nebraska for their newest branch location. For this particular site, a parking lot parcel was acquired and the new branch, which follows Veridian’s prototype design, will be built. The prototype, designed by Redmond, will be tweaked slightly to fit within the parameters of the new site and as needed to meet municipal requirements. However, because the branch will be similar in design and materials to the other branches, Veridian Credit Union will experience a drastic savings because there is no need to repeatedly design the branch from square one. The Redmond Company will also be performing the construction of this building which is estimated to be completed in May 2018.

UFCU Main Street

Modeled after the design of United Federal Credit Union’s Fletcher location, this 6,500-square foot branch facility will be located on Main Street in Mishawaka, Indiana.

The Fletcher location was the first implementation of the prototype model which was created by the financial design experts at The Redmond Company. By implementing this prototype design at each new location as they grow their organization through their branch deployment process, UFCU has been able to dramatically reduce their costs and maximize their budget. Rather than re-design a new building for each new site, the team utilizes the same basic concept and makes modifications to the building size as needed to appropriately fit the site’s size, topography, and access points. Additionally, depending on zoning requirements and municipal regulations, modifications can be made to the exterior facade, if needed, to meet any architectural guidelines required by the community.

The Main Street location will be a brand-new ground up branch following the prototype design.
