Glenbrook Market Place owners, Newport Capital Partners, sought to embark upon a major redevelopment in the high-profile shopping area of Glenview, Illinois. With Walgreens as the anchor tenant of the shopping center, the developer wanted to improve the entire Walgreens facility and the exterior façade of the mall. The Walgreens store was of critical importance as many Walgreens executives shopped at this location near the Walgreens corporate office.
Initially, Newport Capital Partners thought they would have to demolish the outdated Walgreens store. However, with guidance and utilization of The Redmond Company’s long-standing relationship with Walgreens’ representatives, the project was able to move forward with a new cost-effective strategy. The Redmond Company provided critical development services to Newport for Walgreens lease negotiations and shopping center redevelopment strategies. Our team presented the developer with several options to complete the store renovations and additions without a complete knock-down, giving both the exterior and interior a much-needed update to the 2015 Walgreens design standards.
As the store remained open throughout the construction process, the Redmond team had to continuously reassess the project schedule and make adjustments as needed to accommodate the store and its anticipated high-traffic days. The schedule was modified to include sub-phases to allow flexibility around this ever-changing schedule. Products and departments were often physically moved around the store to allow work to be completed. In fact, the only element of the store that did not experience a change was the location of the front door!
A critical element of the project was that the other tenants in the shopping center were to remain fully operational during the construction phase and re-façade of the exterior. While the Redmond team occasionally had to enter non-Walgreens tenant spaces to manage changes to the utility lines, those tenants complimented Redmond’s efficiency in completing the necessary work without major inconvenience to their business operations.
The project was estimated to take one year to complete, but due to the accelerated schedule and superior management of the project, it was completed two months early and under budget. As a result, Newport Capital Partners’ strategic redevelopment of the Glenbrook Market Place has yielded an increase in customer traffic and produced additional financial success for the shopping center tenants.
