Edwards Auto Group expanded its Council Bluffs, Iowa, presence with a new 30,000 sf Kia dealership on their 3.3‑acre site. The ground‑up, two‑story facility was the fifth project Redmond delivered for Edwards in the area, following recent work on their Hyundai dealership next door. The goal was to develop the remaining portion of the property with a second dealership that met Kia’s facility standards and advanced Edwards’ broader retail plan for the site.

Redmond served as the design/build partner and applied critical site knowledge gained from the adjacent Hyundai project. That experience proved essential when early geotechnical evaluations confirmed poor soil conditions. To mitigate long‑term settlement risk, Redmond’s team implemented a strategy that placed a three‑foot soil surcharge over the building pad for approximately three months to compress and stabilize underlying soils. Foundations were then installed. This provided a proven, cost‑efficient solution tailored to the site’s challenges.

Schedule certainty was equally important. To help Edwards qualify for Kia’s Facility Assistance Program, Redmond accelerated preliminary design coordination and developed a detailed milestone timeline aligned with Kia’s required submission windows. This proactive planning kept the project on track for incentive eligibility and maintained clear communication throughout construction. With an on‑site superintendent managing daily progress, Edwards Kia had consistent visibility into sequencing, decisions, and quality control.

The project progressed smoothly and reflected a long‑standing partnership built on repeat collaboration and Redmond’s disciplined guidance through technical and program‑driven requirements.
