The Redmond Company completed this project in various stages. The first phase of the redevelopment included a new 46,000 sf grocery store, 8,800 additional sf of the retail shopping center, and a new 12,000 sf, stand-alone retail building, which houses the Panera Bread restaurant, in front of the southern portion of the site.

 

Phase two of the project included a complete façade renovation of the original 49,000 sf shopping center. Redmond also built 7,500 sf of new retail tenant space. The last phase of the project was building a 14,000 sf Walgreens store on the northernmost end of the site.

 

The Redmond Company guided the project through a very rigorous approval process. One of the most challenging facets of the project was keeping the existing retail buildings open for business while the mall was enclosed for demolition and a new exterior for the buildings was created. Coordination of the various phases and diverse tenant uses within the redevelopment was one of the successful elements to the project, as was the creation of the convenient direct access for customers entering the small tenant shopping spaces during the renovations.

 

Key members of Redmond’s management team assisted the owner in tenant lease negotiations and preparation of numerous economic rent proformas and projections to assist in the development of the project, as well as assisting with obtaining financing. The consulting was critical to structuring the development deal so it was economically viable and maximized the developer’s investment in one of the marquee retail locations in the greater Milwaukee area.
